There's something about driving into downtown Waxahachie for the first time. The historic courthouse rising above the square, the Victorian homes with their gingerbread trim, the crape myrtles in bloom — it just feels different. After nearly 30 years helping people buy and sell homes in DFW, I can tell you Waxahachie is one of the few places that has managed to grow quickly without losing its soul.
If you're thinking about relocating here, this guide will walk you through what it's really like to live in Waxahachie and what to know before you start your home search.
Where Is Waxahachie?
Waxahachie is the county seat of Ellis County, about 30 miles south of downtown Dallas along I-35E. U.S. 287 also runs through town, connecting you west toward Midlothian, Mansfield and Fort Worth. That combination makes Waxahachie one of the most accessible small cities in North Texas — you can be in downtown Dallas in roughly 30 to 45 minutes, depending on traffic.
Small-Town Charm, Big-Time Momentum
Waxahachie has grown by more than 25% since 2020, and the city now has over 50,000 residents. But what makes it special is how much of its original character remains.
Waxahachie is known as "The Gingerbread City" for its incredible collection of Victorian-era homes, and as "The Crape Myrtle Capital of Texas." The annual Crape Myrtle Festival and Parade is a summer tradition, and the town has a calendar full of community events that bring neighbors together all year.
At the same time, there's real investment happening:
- Healthcare expansion. Baylor Scott & White Medical Center – Waxahachie has undergone a major $240 million expansion to keep up with the area's growth, so top-notch care is right here at home.
- A major new master-planned community. The city has approved a large mixed-use, master-planned community from Minto Communities spanning more than 3,000 acres, with homes, apartments and retail planned over a multi-year buildout.
- A downtown that's thriving. Ongoing revitalization of the historic downtown has brought in boutiques, restaurants and coffee shops that draw locals and visitors alike.
Neighborhoods and Housing Options
One of my favorite things about Waxahachie is the variety. Here's a quick look at the main types of areas buyers consider.
Historic Districts
If you love character, Waxahachie's historic neighborhoods — including the areas around the courthouse square and the West End and Oldham Avenue historic districts — are some of the most architecturally significant in the state. Think wraparound porches, original woodwork and tree-lined streets you can walk to dinner from. Historic homes are special, and they come with their own considerations, so having an agent who understands them makes a big difference.
Established Neighborhoods
Waxahachie has plenty of well-kept, established subdivisions with mature trees, larger lots and great value. These are popular with families who want move-in-ready homes close to schools and shopping.
New Construction Communities
New master-planned communities on the edges of town offer modern floor plans, energy-efficient features and amenity centers. If you want something brand new, there are more choices here every year — and builders often have incentives worth asking about.
Land and Country Living
Just outside the city limits, you'll find homes on acreage with space for animals, a workshop or just quiet. Waxahachie gives you the option of country living without being far from everything.
Schools
Waxahachie ISD serves most of the city and has a solid graduation rate and a growing list of specialized programs. Waxahachie Global High School, an early college high school, has earned recognition as one of the stronger campuses in Texas. Many families also take advantage of nearby higher education, including Navarro College and Southwestern Assemblies of God University right in town.
As with any fast-growing area, attendance zones can change. I always recommend verifying current campus assignments with the district before you write an offer.
Lifestyle in Waxahachie
Here's what weekends look like for a lot of my Waxahachie clients:
- Downtown on the square. Grab coffee, browse local shops, catch dinner and enjoy the historic architecture lit up at night.
- Scarborough Renaissance Festival. Every spring, this beloved festival brings costumes, jousting and fun to Waxahachie — it's a regional favorite.
- Lake life. Lake Waxahachie and nearby Lake Bardwell offer fishing, boating and camping close to home.
- Parks and trails. Getzendaner Park and the city's park system host ballgames, playgrounds and community events.
- Seasonal traditions. From Gingerbread Trail home tours to holiday celebrations downtown, Waxahachie loves a good tradition.
The Commute
Waxahachie's location on I-35E makes it easy to reach Dallas, and U.S. 287 makes Fort Worth and the Mansfield/Arlington area very doable. Many residents also work locally, with healthcare, education, manufacturing and the growing retail sector providing jobs close to home.
The Real Estate Market
Waxahachie offers excellent value compared to closer-in suburbs, with a wide range of price points — from starter homes and new construction to historic gems and estates on acreage. Because there's so much variety, pricing can vary a lot from street to street. That's where local knowledge matters most, whether you're buying or selling.
