If you've started looking south of Dallas for more space, more value and a little more breathing room, chances are Midlothian has come up. And for good reason. I've been helping families buy and sell across DFW for nearly 30 years, and I can tell you Midlothian is one of the communities I get asked about most — especially from people relocating from out of state.
Here's my honest, local take on what it's like to live here, because I actually do. Who it's a great fit for, and what to know before you start touring homes.
Where Is Midlothian, Exactly?
Midlothian sits in northwest Ellis County, roughly 28 miles south-southwest of downtown Dallas. It's positioned right where U.S. 67 and U.S. 287 come together, which is a big part of why it works so well for commuters. Head northeast on 67 toward Cedar Hill and Dallas, or northwest on 287 toward Mansfield, Arlington and Fort Worth.
That location gives you something a lot of buyers are looking for: you're close enough to reach the jobs, airports and entertainment of the Metroplex, but you come home to a place that still feels like a hometown.
A Town That Has Grown — On Purpose
Midlothian has nearly doubled in population since 2010, and you can feel that energy when you drive through. New neighborhoods, new restaurants, new medical offices and a steady stream of businesses choosing to locate here.
What I appreciate as a local is that the growth has come with real investment in the things that make a place livable:
- Healthcare close to home. Methodist Midlothian Medical Center gives residents a full-service hospital right in town, and more medical and primary care offices keep opening nearby.
- A downtown that's getting a glow-up. The city has a major expansion of Heritage Park and the Midlothian Heritage Plaza underway, designed to give downtown more gathering space for events, festivals and everyday life.
- Jobs and a stronger tax base. Midlothian is in the middle of the largest wave of industrial development in its history, bringing major employers and new jobs into the community.
Neighborhoods Worth Knowing
Every buyer is different, but here are a few areas I find myself showing again and again.
BridgeWater
BridgeWater is a large master-planned community developed by Hanover Property Company — nearly 1,000 acres planned around amenities, open space and walkability. If you love the idea of trails, a resort-style pool, community events and a neighborhood where your kids can ride bikes to see friends, BridgeWater belongs on your list. (I've toured it on video on my YouTube channel if you want a closer look before you visit.)
MidTowne
MidTowne is a walkable, master-planned neighborhood near the heart of town with a mix of home styles and a strong sense of community. It's a great fit for buyers who want to be close to shopping, schools and downtown.
Westside Preserve and Newer Communities
On the west side of town, newer master-planned communities like Westside Preserve are bringing a fresh wave of new construction. If a brand-new home with builder warranties and modern floor plans is your priority, this part of Midlothian is worth a drive.
Acreage and Semi-Rural Living
One of Midlothian's best-kept secrets is that you can still find homes on an acre or more — sometimes with room for horses, a shop or a big garden — just minutes from shopping and highways. If you've dreamed of land without giving up convenience, let's talk. These properties move fast and often take a local eye to spot the right one.
Schools
Families often tell me schools are the number-one reason they choose Midlothian. Midlothian ISD has earned a strong reputation in the area and has managed its growth thoughtfully, adding campuses as new neighborhoods come in. Midlothian High School and Midlothian Heritage High School both serve the community, and Navarro College has a Midlothian campus for dual credit and continuing education.
A quick tip from experience: school attendance zones can shift as districts grow. Before you fall in love with a home, I always recommend confirming the current campus assignments directly with the district — and I'm happy to help you do that.
Lifestyle: What Weekends Look Like
Midlothian has a relaxed, family-centered rhythm. Here's what people here love:
- Parks and sports. The Midlothian Sports Complex and the city's park system keep youth sports, ballgames and weekend tournaments busy year-round.
- Joe Pool Lake. Just a short drive north, Joe Pool Lake is a favorite for boating, paddleboarding, fishing and lakeside picnics.
- Local dining and shopping. From longtime local favorites to new restaurants opening along the 67 and 287 corridors, you're never far from a good meal or a quick errand.
- Community events. Downtown festivals, holiday celebrations and Friday night football are a big part of life here. It's the kind of place where you'll run into neighbors at the grocery store — and actually want to stop and chat.
The Commute
Most Midlothian residents who work in Dallas or Fort Worth are looking at roughly 30 to 45 minutes depending on where you're headed and the time of day. Many of my clients work in Mansfield, Arlington, Cedar Hill or Grand Prairie and find the drive very manageable. And with more employers opening right here in town, a growing number of residents work locally.
The Real Estate Market
Midlothian offers a wide range of homes, from entry-level new construction to custom luxury properties on acreage. Because so many new communities are building at once, buyers often have more choices here than in older, built-out suburbs — and builders frequently offer incentives that can make a real difference.
On the resale side, well-priced homes in good condition in sought-after neighborhoods still sell quickly. That's where working with someone who knows the streets, the builders and the pricing history really pays off.
Is Midlothian Right for You?
Midlothian tends to be a great fit if you:
- Want a strong sense of community and good schools
- Value space, whether that's a bigger backyard or a few acres
- Need reasonable access to both Dallas and Fort Worth
- Like the idea of buying into a town that's still growing and improving
